This is where you notice that the mortgage company has highlighted areas for remedial work and suggested repairs – often they would retain a portion of the figure to be handed over upon acceptable work having been completed within a particular time period. We had to walk away from one gorgeous cottage because our building society didn’t like the thatched roof and insisted it be completely replaced before an offer . . . . the cost of that would have been double the fee for the house, so tearfull withdrawal was made. Getting a property maintenance company on board early on in any project can really help here. They can advice on best and most reasonable methods to rectify and maintain so getting that mortgage could be plain sailing!
